Operations

  • A licensed Property Manager that will be assigned to your property to provide day to day guidance and support to meet your operational needs and will act as the main point of contact and the liaison between the client and outside parties and oversees your assigned Property Administrator, Site Coordinator and Maintenance Technician;
  • A Site Coordinator that provides on-site office hours as a main point of contact for your residents during on-site office hours and the liaison to our head office to ensure that efficient and streamlined services are provided;
    Attendance of monthly client meetings including Annual General Meetings;
  • Support and guidance to the client to ensure that all obligations under the Cooperative Housing Act of BC, Residential Tenancies Act, and other relative Statutes and Codes are met;
    Strict adherence to client policies;
  • (Re)Development of operating policies and procedures in collaboration with the client such as over/under housing, member participation, prospective screening and selection, pet(s), various financial policies, maintenance and privacy policies;
  • Monthly property reporting including a variance report summarizing and explaining your financial statements in an easy to read format, arrears report and maintenance reports;
    Housing and rent charge management including processing of payments from residents and maintenance of the resident ledger during entire occupancy showing all transactions;
  • Efficient management of resident arrears through diligent and effective communications with residents, including issuance of 10 day notice to terminate, final demand letters and initiation of resident termination as per client policies and associated act and regulations;
  • Monthly arrears reporting with descriptions of action items taken, including approved payment plans and status of existing payment plans;
  • Management of the entire move-in process including advertising of vacant suites through a variety of advertising platforms, prospective resident screening such as income and employment verification and credit and landlord checks, interview and selection, suite rent readiness preparation, move in inspection and review and execution of lease agreement and Rules and Occupancy agreement;
  • Management of the entire move-out process including move out inspection, suite rent readiness preparation and member shares and or security deposit disbursement;
  • Routine building inspections, coordination, reporting and follow up;
